What happens after you send this

No drip sequence, no sales call disguised as a survey. Four steps, then a number you can actually act on.

  1. We reply within one working day. A person who knows the local market reads your enquiry. Weekend enquiries are answered on Monday.
  2. We ask for the address, the bedroom count and photos. The street matters more than most owners expect. A flat on the seafront and a flat a mile inland are different businesses.
  3. We come back with a projection and the fee in writing. You see the assumptions behind the number, not just the number, plus what you would keep on the 15% fully managed plan against the 5% Flexiestays listing.
  4. You decide. No obligation, no lock-in, no follow-up campaign. If the numbers do not work for you, we would rather you knew that now.

If you own a hotel or an aparthotel, tell us the room count and we will look at the building as one operation. That work is serviced accommodation management, not block or leasehold management, and we do not offer the latter.

Before we can project anything

What we will need from you

The more of this you have to hand, the sharper the projection. Nothing here is a pre-condition. Send what you have and we will work with it.

  • Address and postcode. This sets the location assumption: seafront, central, Poole, suburban or wider Dorset.
  • Bedrooms, and how many it sleeps. Sofa beds count, and they change the rate.
  • Photos. Phone snaps are fine at this stage. If we take it on, it gets a proper listing and photography shoot.
  • Whether it is furnished, and to what standard. If it is bare, we will say what furnishing it properly would involve.
  • When you want to use it yourself. Owner dates are blocked, not negotiated.
  • Any constraints. Mortgage terms, lease clauses, freeholder consent, existing bookings you need honoured.
  • What you already hold. Safety certificates, insurance, any permissions or registrations.
  • If it already lets: the channels you are on and roughly what it has done over the past year. That lets us sanity-check the model against your real trading, and it is the fastest way to see whether managed pricing would move the needle.

Yes. The projection, the walkthrough of how we would run the property and the written fee cost you nothing. We are paid out of booking revenue: 15% on the fully managed plan, 5% if you only want the Flexiestays listing. If the property never earns, we never earn.
No. A valuation is not a contract and there is nothing to sign to get one. We send you the projection and the fee in writing, and you decide in your own time. Plenty of owners take the numbers away and think about it for a season first.
Then say so on the form and we will price that instead. List on Flexiestays is open to any owner or operator who already self-manages: you keep pricing, guests and standards, and simply gain the distribution. You do not need to hire us to manage anything.
