This is not the management contract
This page governs your use of the website at https://flexiestaysmanagement.com, operated by FSM Management (trading as Flexiestays Management, part of Flexiestays Group) from 557 Charminster Road, Bournemouth, BH8 9RF. By using the site you accept these terms. If you do not accept them, stop using the site.
The management agreement is a separate document. Nothing on this website is that agreement, and nothing here forms a contract to manage your property. If you go ahead with the fully managed plan or with listing on Flexiestays, you are given the written agreement before you sign it, and the terms in it are the terms that bind us. Read it. If a page on this site and that agreement ever disagree, the agreement wins.
The published rates are 15% of booking revenue for Fully Managed and 5% for List on Flexiestays. They are what we intend to charge, not an offer capable of acceptance. The rate that applies to your property is confirmed to you in writing before you commit. What is and is not inside those fees is set out on the fees page.
What the income estimator actually is
It is an indicative model, and we would rather say so loudly than have you plan around it.
The estimator on this site multiplies three assumptions together. A base nightly rate by property size (studio £82, one-bed £108, two-bed £142, three-bed £188, four-bed £250). A location multiplier (Seafront / beachfront 1.25, Central Bournemouth 1.1, Poole / Sandbanks 1.18, Suburban Bournemouth 0.95, Wider Dorset 0.9). And an occupancy assumption: 68% for a property that is well distributed and actively priced, 47% for one sold through a single channel at a static rate. It then takes the plan fee off the top.
Those figures are an indicative model of typical Bournemouth and Dorset holiday lets. They are not measured results from our own portfolio, not audited data, not a forecast for your property and not a promise of anything. Your building, your street, your furniture, your reviews, the weather and the wider market will all move the real number, in both directions.
So, plainly:
- The estimate is not an offer and not a quote.
- It is not a guarantee of income, occupancy or nightly rate.
- It is not financial advice and not a recommendation to buy, sell or let anything.
- You must not rely on it when deciding to buy a property, take on debt, or leave a tenancy.
If you want real numbers for a real address, ask for a free valuation and a person will work them out with you. The same applies to any figure, range or example used anywhere else on this site, including in our guides.
Nothing here is legal, tax or financial advice
The site explains how holiday lets and short lets work, and how we run them. It is general information, published in good faith and kept as current as we can. It is not advice on your circumstances, and no reader-writer relationship or duty of care arises from you reading it.
What you may and may not do here
You may read these pages, print them, and share links to them. Use the site lawfully and do not use it in a way that damages it or spoils it for anyone else. In particular, do not:
- scrape, harvest or bulk-copy the content for republication, or feed it into a product that competes with ours;
- attempt to break, overload or gain unauthorised access to the site, the enquiry API or the systems behind them;
- submit false details, someone else's contact details, or spam through the enquiry form;
- frame, mirror or misrepresent the site as your own.
We may withdraw or change any part of the site, or refuse service, without notice. What we record when you use the site, and why, is set out in our privacy notice.
Intellectual property
The text, design, code, photographs and the FSM Management and Flexiestays Group names and marks on this site belong to us or to our licensors, and are protected by copyright and trade mark law. You get no licence to use them beyond reading the site, other than the ordinary right to quote a short passage with a credit and a link.
Airbnb, Booking.com, Vrbo, Expedia and the other booking channels named on this site are the trade marks of their respective owners. We name them because we list and distribute properties on them, as described on the Flexiestays booking platform page. Naming them does not imply that they endorse us, and we do not claim to speak for them.
Links we do not control
Where we link out to a council, to GOV.UK, to a booking channel or to any other third-party site, we do it because we think the destination is useful. We do not control those sites, we are not responsible for their content, and a link is not an endorsement. Their terms and their privacy policies apply once you land there, not ours.
What we are and are not responsible for
We take care over what we publish, but we do not warrant that the site is free of errors, or that it is available without interruption, or that the information on it is complete or current at the moment you read it. To the fullest extent the law allows, we exclude liability for any loss of profit, loss of income, loss of anticipated savings, loss of business or any indirect or consequential loss arising from your use of, or reliance on, this website.
Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be limited or excluded. If you are a consumer, these terms do not affect your statutory rights.
Liability arising out of a management relationship is dealt with in the management agreement, not here. Those are different things and we are not trying to smuggle one into the other.
Changes, severance and governing law
We may update these terms. The version published on this page when you use the site is the version that applies. If any part of these terms is found to be unenforceable, the rest stands.
These terms, and any dispute arising out of them or out of your use of this site, are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
